ReportEsfand Jaan,
This is a very popular item in the Iranian communities in California and you hear and see commercials on Iranian TV and radio programs here all the time. The attorneys fall under OFAC (office of foreign assets control) lawyers.
I don't know anyone that I can recommend, but the two most mentioned ones are Mike Manesh and Yazdanyar, or you can contact Iran-American Lawyers Association and ask for recommendations. As a general rule, these lawyers give you free information over the phone.
There is a lot of money that is moving from Iran to the US nowadays because of the situation there. I believe that the first $250k of inheritance is tax-free, but real estate transactions fall under the capital gain laws.

ReportFaramarz jaan thanks for the info. I guess they'll have to contact a lawyer and get more info. I was hoping someone who has already done this would comment here and let us know how it was actually done and what process they went through and the end result. How much the lawyer charged them for example.
What do you mean real estate transactions falling under the capital gain laws? The property they want to sell is in Iran and part of the inheritance. I don't know if you mean since the house is in her mother's name that becomes a sale but the whole transaction will include inheritance.
How is anyone going to know how much is sale and how much is inheritence, there is no contacts between Iran and US and they don't recognize each other's financial transactions.

ReportAgain, the best thing to do is to call a couple of these lawyers and spend a little bit of time on the phone.
From what I know, if you are a citizen or resident and receive an inheritance in Iran you don't need a license from OFAC, but if you have a property in Iran and want to sell it and bring the proceeds here you need to get an OFAC license and then treat the proceeds as capital gain (selling price minus purchase price and other improvement costs).
Let me stop here since I don't know all the details.
